The house should have an appropriate ventilation system to allow air and sunlight through the roof, otherwise, mold could begin to grow.

Water stains inside the home are a good indication that there is a roof leak somewhere.  Look for fresh paint on the ceiling, as sometimes an unscrupulous homeowner may try to cover up the water damage by painting over it.

Ask the current homeowner how old the roof is.  An aging roof is more prone to roof leaks.  The older the roof is, the more likely you will have to spend money on roof repairs or replacing the entire roof in the near future.

Gutters blocked with leaves or debris should be cleaned out.  Gutter blockage can cause water to back up and seep into the roofing system because the water can’t flow out the way it’s supposed to, down the drainage pipe.
