You think you need your roof replaced. But you are hoping to save costs by simply going over the existing roof, without tearing it off first. Is a complete roof tear-off a good idea? What‘s the best way to get a new roof?
When it’s time for a replacement, we recommend completely tearing off the existing roof, rather than going over it.
A complete roof tear off looks better, performs better, and will last longer than a roof overlay. When the entire roof is replaced, trouble spots will be repaired and new flashings will be installed. This will help to keep the home watertight for many more years to come.
Going over the existing roof may seem cheaper to do at the onset, but it will cost you in the long run. A roof overlay tends to trap heat due to multiple layers of shingles. Trapped heat will cause the shingles to curl and break down quickly. This means you may need to replace the roof once again, probably sooner than you expected. A brand-new roof traps much less heat than a roof with several layers.
A torn-off roof replaced with attractive new shingles will add to your home’s resale value, which is a major selling point!
We will remove the shingles down to the decking and check for water damage. If we determine the wood is rotten we’ll remove and replace it as needed before installing the new shingles. By removing the old layer of shingles we can get a clear look at what is going on with the roof. Any problems will be resolved before the new roof goes back on.
